We use Simerra Property Management for our buildings and all I can tell you that this is the worst property management we've ever seen, the fire alarm keeps going off in our buildings and Simerra can't figure out what's wrong with it, they also use a company called Classic Fire Protection who regularly checks our fire alarm once in a while to ensure its working, but it doesn't look like Classic Fire Protection knows what they're doing either because our fire alarms keeps going off and they don't know what's exactly causing the problem, and they can not trace the source, and no its not someone setting off the fire alarm, there is a problem in the system.

The other problem is Simerra Management was the first management for our building who was chosen and appointed by the builder Empire Communities, because this management was appointed by the builder of course they will not try to fight for our rights to get the builder to find the problem and fix it on their expenses because if they try to force the builder to do that then the builder Empire Communities will start to get upset at Simerra Management and then there is a bigger chance where they won't use Simerra for their further developments.

There is actually a lot of talk about this issue and other issues that are all about Simerra Property Management, you will see that there are a lot of residents who are posting complaints and reviews about Simerra Property Management.

If you have Simerra Property Management in your building and you are unhappy with them for any reason, then you can go and collect signatures from residents in your building to vote on removing Simerra Management.

Property Management should be working hard to solve things that are within your property, they should try their best to prevent false fire alarms, they should try to listen to residents suggestions and bring them up to the board of directors meetings for review, they should maintain your buildings in good and clean condition, they have the biggest role in your condo building!

We have seen many residents complain about Simerra, we suggest you look into getting another property management for your condo building.

  6. no not yet removed----im thinking why some townhomes are freehold and some are condos? weird...oh and check this out... hmm weird...although i do like the fact that i don't have to cut the grass or shovel the snow or be responsible for roof issues---it has its pros and cons i guess.

  7. but its all about where the condo/townhouse is located b/c the freehold homes are so so much more expensive around the mississauga and oakville area compared to once again the condo/townehomes.

  8. as for simerra....the problem I have which most people agree to is there response time re: any issues that are brought up..they tell you what you want to hear - hence make you happy for that split second but then as time passes they do nothing about it. What is a "reasonable" amnt of time to take care of issues b/c average with simerra is well....????

  9. We are also having trouble with Simerra, with response times as a major issue. Do any of you have recommendations for reputable property management companies. I would want to explore options and recommendations before having them removed.

  10. We have had nothing but trouble with Simerra. We are currently trying to get them removed. Their primary focus is making all owners miserable, frustrated, and angry to say the least. They are also incredibly rude.

  11. Simerra is incredibly rude and unorganized. Hopefully they will be booted out of our building really soon. They have done nothing beneficial for our building, and have only created problems and unecessary stress and anger. Overall Extemely unprofessional.

  13. Simerra Property Management is a condo board's worst nightmare! Stay far, far away from this company.

    We have delivered termination notice to them (finally) after interviewing a number of companies to replace them. I look forward to returning to this blog to post particulars of our escapades with Simerra after they are off our premises for good!

    Bottom line: If you are looking to hire a property management company, there is lots of choice out there. Don't waste your time with these crooks.

  16. We are paying close to $700 in monthly maintenance for our condo...for this amount, the least we could expect from the Propert Management folks is courteous and speedy sevice. Simerra has ben giving us headaches after headaches, starting with their rep at our condo, a Mr. Raj Bhogal, who is not only rude, but also unprofessional. Our recent tragedy concerning this company is when we noticed a waterstain in our condo's ceiling a couple of weeks back. We notified this Mr.Bhogal 2x, and he sent the inspector to our unit. There was just a slip of paper there stating they came in while we were out, but no other notification about the cause or resolution to our issue. Its been 2 weeks of non-action so far. We are waiting for the roof to cave in in the meantime while this rude and volatile property manager is making up his mind whether to return our calls or not.

  17. I was the one who posted the June 12 coment above. Its now August and they have not fixed he leak. So fro a quarter-size stain, it has become the size of a hand. Numerous emails back and forth with the Property Manager, and he did come several time to look..but no resolution as yet. He said 'Well, its not really much of an inconvenience to you guys, is it?' when there is a drip from the ceiling and a catch bucket right in our living room! I wonder if he can live the same way i it happened to him. His main reasoning is, 'we dont want to use the condo funds unecessarily for this repair'...I wonder what is considered a necessary repair when this is obviously a structural defect that needs attention!

  18. what you people who are complaining about the management
    company do not seem to realize is that the management company cannot do anything without the direction of the Board of directors. Management cannot authorize repairs above a certain amount without the Boards approval !! Usually anything above $1000.00 must be approved. I manage one location where the Board President will not let me approve anything above $200.00. I have to get their permission to order repair. That is where the buck stops. I am manager for another company - not Simmera, but they all work the same way. We are ruled by the Boards- so get your boards removed- not management. believe me your manager will thank you. We take the abuse and the Board of Directors hide behind us and blame Management when it is their wishes that we have to carry out. Always another side to the story.

  19. I'm at 310 Red Maple Rd. in Richmond Hill, we have two guards on-site, one guard is always at the gate house but the second one is sleeping most of the time at night.

    They changed security guard companies recently and they said this new company is better and things like this would never happen with this company but this is full of BS, they keep happening and first choice residential is allowing for this to happen, why? because of something under the table.. commissions perhaps.

    I caught the guard sleeping myself, I saw him coming outside.

    Sometimes they sleep in the guest room, party room, tv room, billiard room, cable tv or phone room, boiler rooms in roof, they have so many hiding spots, and no one seems to care, but us the residents we are suffering by paying thousands of dollars in maintenance fees and majority of the maintenance fees goes to the security company, for what? for sleeping most of the time while getting paid.

    They have a phone system that they have to call to check in every now and then, but its very easy to go around it, the guard at the gate house calls the other guard over the radio several times till he wakes up, once he wakes up he tells him that it's time to check in, so the guard at the gatehouse would call the check in phone number and says "his name" checking in, and the other guard says the same thing over the radio, then goes back to sleep.

    This is simply called Fraud, First Choice Residential as well as the security companies they deal with should be investigated.

  20. Simerra Property Management changed their name to FirstService Residential due to the amount of complaints and reviews found online about Simerra they had to change their name to First Service Residential, so everyone be-aware that this is the same company, same sh**

Simerra Property Management changed their name to FirstService Residential because there was many complaints about Simerra, AVOID doing ANY business with FirstService Residential, they are a SCAM and your property values will decrease by doing business with them, do a simple search on google by typing FirstService Residential Reviews and you will find thousands of complaints about them, they are a corrupt company, they will ONLY choose board of directors that are in favor of them and offer them money under the table in order to keep their position active, all board of directors that has this company acting for them are being investigated.

    Avoid firstservice residential property management at all times to avoid having your condominium property building decrease its value.
